Why Sellers Love Buyer Agents

It may seem obvious as to why having buyer agent representation is important to buyers  – but did you know this is actually something that’s important to sellers too?  Here are 6 reasons sellers appreciate when buyers have their own buyer agent representation.

1. Buyer agents bring the buyers.

Good buyer agents go through a vetting process with potential clients before agreeing to represent them in the first place.  Part of this process involves verifying buyers are pre-qualified for a loan amount that supports the price range they are shopping in, which means you don’t waste time preparing for showings that have no possibility of resulting in an offer.  Buyer agents represent ready, willing, and able buyers, and the more ready willing and able buyers there are, the more money sellers will eventually get for their home.

2. Buyer agents show buyers A LOT of other houses

So… why is that good for you, the seller? Because in order for buyers to fully appreciate your house as the best choice, they need to see other houses.  Sometimes it takes a little (or a lot) of time browsing the market before buyers actually understand what they are looking for.  Often buyers start their home search with one thing in mind but end up purchasing something very different after spending time walking through homes in person.  When buyers who have been looking for awhile finally find “the one” they are more likely to be committed the whole way throughout the process.

3. Buyer agents make sure your house isn’t overlooked if it is “the one.”

Even though any buyer with internet access can see any listing published online, sometimes it takes a little help from an agent to look past some of the little things that might initially cause a buyer to scroll on by.  Buyer agents who have been working with their clients for awhile start to get a feel for what the buyer REALLY wants and needs.  Good agents can help make sure your house isn’t crossed off the list for little reasons like paint color or other things that are relatively easy to change.

4. Buyer agents are a trusted resource

In some states it is legal for the listing agent to represent both the seller and the buyer during the same transaction. While this may be legal, and in some cases convenient, it does carry conflict of interest risks.  Even if the listing agent is honest and ethical, it is easy to see how the buyer could have trust issues when being advised on how to craft an offer or how to address inspection issues.  After all, the agent represented the seller first, and unless there is an agreement in writing stating otherwise, the agent has a duty to protect their seller’s interests first and foremost. When buyers are represented by their own agent they feel more comfortable and confident in the advice they are being given, and therefore more are confident with the whole deal.

5. It gives YOUR agent the ability to fully represent YOU. 

As mentioned above, it is legal in some states for an agent to represent both the buyer and seller.  If both parties agree and it is spelled out in writing, an agent can act as a representative on behalf of both parties – this is called dual agency.  When a seller agrees to dual agency, they are giving up a bit of their representation because now the agent is obligated to look out for the interests of all parties equally, which means now there are things that the agent cannot legally share with either side of the transaction.  For example, a dual agent cannot tell the seller that the buyer would be willing to pay $X amount more than they have offered, nor tell the buyer that the seller would be willing to take $X amount less than what they are asking.  Keeping your listing agent as your listing agent ensures they keep your interests first and foremost.

6. Buyer agents keep their clients calm when things get stressful. 

And let’s be real, things are often stressful when buying or selling a home.  Inspections, appraisals, financing, coordinating movers, perhaps selling another home… all of these and more contribute to why buying a home often ranks somewhere in the top 10 of life’s most stressful changes. 12  Buyer agents hold things together when buyers are feeling frayed, nervous, or are experiencing a case of buyer’s remorse.
